Investing in a co-ownership home offers a compelling alternative for vacation properties. Co-ownership reduces financial obligations and maintenance costs by spreading expenses among multiple owners, making high-quality real estate more affordable. It reduces the individual financial burden of shared costs for maintenance, taxes and utilities and enables a more effective use of capital. Ideal for people aged 30 to 65 and families looking for luxury and flexibility. Co-ownership offers a profitable investment with attractive value appreciation potential and ensures a worry-free experience through management and maintenance.
The Balearic Government has passed a legislative package that allows the legalisation of illegal buildings in Mallorca. This applies to buildings and extensions that were erected without a permit, such as pools. Legalisation can be applied for within three years of publication in the BOIB Law Gazette, provided that the violation of building law occurred at least eight years ago. Owners have to pay fees and implement environmental measures. Low-income households receive discounts. Buildings that are subject to expropriation, demolition or the Coastal Law, as well as those that require tourist licenses, are exempt from legalization. Holiday rentals of legalized buildings are excluded.
